Fire Rated AHU: Statutory Safety Standards 2026

In the 2026 Malaysian regulatory landscape, a Fire Rated AHU refers to a specialized mechanical assembly that satisfies both the Active and Passive fire protection mandates of the Fire Services Act 1988 (Act 341) and the Uniform Building By-Laws (UBBL) 2026. Following the February 3, 2026 updates to the Fire Services Regulations, these units must maintain structural integrity and prevent the migration of toxic smoke to secure a valid AHU Safety Permit.

At EKG (Malaysia) SDN BHD, we engineer Fire Rated AHU systems to ensure your project is Sterile, Silent, and Statutory-Compliant.

1. Statutory Foundations: The AHU Safety Permit

A "Fire Rated" designation is legally anchored by the AHU Safety Permit. This permit is a mandatory requirement for the building's Fire Certificate (FC) renewal and the Certificate of Completion and Compliance (CCC).

  • Smoke Control Integration: AHUs serving areas larger than 92.9 square meters (1,000 sq. ft.) must be interlocked with the Fire Alarm Monitoring System (FAMS).

  • Automatic Fire Signal AHU Shut-off: Upon detection of smoke, the system triggers an immediate power-cut to the IE5 EC Fan Walls to prevent the AHU from acting as a "smoke pump."

  • eFEIS 2.0 Digital Ledger: All integrated fire-safety hardware must carry the BOMBA "K" Mark and be verifiable via the eFEIS 2.0 digital platform.

2. Engineering Hardware for Fire Rating

A Fire Rated AHU installation is a combination of specialized casing materials and active detection hardware.

Component 2026 Technical Requirement Engineering Purpose
Casing Material Class 0 (Non-Combustible) Prevents the AHU from contributing to the fire load of the plant room.
Motorized Fire Dampers MS 558:2024 Certified Automatically seals duct penetrations in fire-rated walls in under 20 seconds.
Duct Smoke Detectors Photoelectric / UL-Listed Triggers localized shutdown before smoke enters the recirculating air.
Fire-Rated (FR) Cabling MS 2116 Compliant (Class C) Ensures the shut-off signal survives high-heat events during a fire.

3. Passive Fire-Stopping & Compartmentation

For an AHU to be considered fire-rated, it must preserve the building's "Fire Cell" integrity.

  • 2-Hour Fire-Resistance Rating: The AHU plant room must be enclosed by walls and slabs with a minimum 2-hour rating.

  • Intumescent Sealing: Every penetration (ducts, pipes, cables) must be sealed with BOMBA-approved intumescent fire-stop mortar or mastic.

  • BOMBA Approved Layout: The setup must provide a minimum 1000mm frontal clearance for emergency responders to access the Fireman’s Switch.

4. Verification & Functional Testing

To obtain the Fire Rated certification, our engineers coordinate a physical witness test with BOMBA:

  1. Smoke Injection Test: Non-toxic smoke is injected into the return air plenum to verify the millisecond-response of the shut-off protocol.

  2. Damper Fail-Safe Audit: Verification that all motorized fire dampers revert to a "Closed" position upon loss of power.

  3. Audit Readiness: All fire-safety coordinates are uploaded to your building’s Digital Twin (LOD 500) to serve as the "Digital Birth Certificate" for the 5-year periodic audit.

5. Why Partner with EKG (Malaysia) SDN BHD?

  • Technical Integrity: Our fire-rated systems are designed by mechanical engineers who specialize in the intersection of thermodynamics and active fire protection.

  • EECA 2024 Alignment: We utilize high-efficiency dampers that meet fire ratings without compromising your unit's Specific Fan Power (SFP) energy targets.

  • GITA Support: Documented compliance with 2026 fire standards is essential proof for claiming the 100% Green Investment Tax Allowance.
